In essence by signing a contract the apartment / villa owner authorizes SANGAU to only manage and maintain the apartment / villa. If you are interested in our property management services we shall assist you with further details.
Caution Deposit is towards incidental expenses that may occur from time to time at your apartment / villa. This amount is refundable at the time of termination of the contract with the apartment / villa owner.
Service Charge payments are made for 12 months at a time. Service Charge payments for the current financial year is done after 31st March of the same financial year.
Goods & Service Tax is 18% of SANGAU Service Charges and payable to government. For more information please visit www.servicetax.gov.in
NO. There are no SANGAU service charges when the property is vacant.

A copy of the Sale Deed is required as proof of ownership for the property under management. For this reason we also need an identity proof of the owner. A copy of the Khata is required to confirm registration of the property for tax purposes.

When taking over a flat from the owner, SANGAU requires that it be freshly painted. Owners can handle the painting themselves, or opt for SANGAU assistance. When a tenant vacates the flat, it will be repainted at the tenant's cost.
The owner signs a document authorizing SANGAU to manage and maintain the property and sign the rental agreement on the owner's behalf.
After the owner contract is signed, SANGAU advertises the property on our own website, social media, real estate portals and agent network. Enquiries from prospective tenants are processed and the property shown. Tenant screening is done and tenant details shared with the owner. On confirmation from the owner, the rental agreement is executed and the security deposit collected and transferred to the owner. The property is inspected every 6 months. Tenant complaints and repair requests are managed during the tenancy. At termination of a rental agreement, maintenance costs are assessed and adjusted in the refunded security deposit, and the property is prepared for the next tenant.
SANGAU will assign a dedicated property manager who will be your single point of contact for all matters pertaining to rentals, property maintenance, property payments to civic bodies and authorities, and liaison with the resident owners association.
SANGAU pays the Property Tax on behalf of the owner every year after receipt of the payment from the owner, at no additional cost. Owners also have the option to make the property tax payments online themselves.
Yes, you may contact your property manager to arrange an inspection with 48 hours' prior notice.
Yes. We help obtain Khata for apartments / villas managed by SANGAU as an add-on service.
No. However, for apartments / villas managed by SANGAU, we will facilitate the process of selling when requested by the owner.
Property taxes are paid upon request from the owner, once the amount has been received by SANGAU from the apartment / villa owner. Receipts of payment are maintained for records.
Yes. These are handed over to the apartment / villa owner at the time of termination of the contract.
No. All properties managed by SANGAU are leased out on an 11-month rental term. SANGAU does not manage service apartments.
We attend to service calls within 48 hours of receipt of a complaint.
Yes. SANGAU manages residential properties with or without Rent Management for Single Floor Apartments, Duplexes, Villas, Row Houses and Independent Residential buildings — we manage only Apartments / Row Houses & Villas in a gated community.
No. SANGAU only has a property management and maintenance contract with the owner for residential purposes. No alterations are made to any property and no property is used for commercial purposes.

SANGAU's tenant screening processes ensure that such situations rarely arise. However, if this occurs, SANGAU will assist the owner in legal proceedings, help in recovering rentals and support tenant eviction, at the owner's cost. SANGAU does not assume liability for the legal proceedings and/or any consequential losses to the owner, including rentals.
For occupancy by a foreign national in a SANGAU-managed property, in addition to standard tenancy processes, we also submit the tenant's relevant documents to the police station within whose jurisdiction the property belongs, and ensure they hold a valid visa throughout their stay.
SANGAU checks the validity of the complaint raised and, where relevant, issues a warning notice to the tenant for the first complaint. For repeated offences, the tenant is served a vacancy notice.
A new rental agreement is signed with the remaining tenants on the same terms and conditions for the remaining term.
SANGAU tracks rent payment every month. When rent is defaulted, we follow up with the tenant for payment and closure. Where the matter is unresolved, the tenant is served an eviction notice and appropriate action taken.
No. SANGAU transfers the complete security deposit amount received from the tenant to the owner.
Within three working days of a tenant's move-in, the security deposit received from the tenant is transferred to the owner's bank account.
Security deposit amount is normally equivalent to 6 to 8 months' rent, depending on the property and market scenario.
Yes. For every tenant change, the security deposit collected from the outgoing tenant is refunded at vacancy after deduction of repair and maintenance expenses. The new tenant's security deposit is again transferred to the owner.
The property owner has access to SANGAU's online systems and is always kept up to date on matters regarding their property. Document correspondence, when necessary, is sent by registered post at the owner's expense.
Yes. Owners should have an NRO account in India to receive rentals.
Yes. All financial transactions with SANGAU are online.
There is no minimum contractual period for owners. Both owners and SANGAU can terminate the contract with a 2-month notice period.
