1. Acceptance of Terms

By accessing or using the SANGAU website (sangau.com), its sub-pages, or any services offered by SANGAU (also referred to as "we", "us", or "the Company"), you agree to be bound by these Terms of Service. If you do not agree to these terms, you must not use this website or our services.

2. Description of Services

SANGAU provides property management, tenant sourcing, maintenance coordination, documentation, and interior design services for residential properties in Bangalore and Pune, India.

SANGAU operates as a structured property management company — not as a real estate broker. Our services are rendered on a management fee model with clearly defined scope of work.

3. User Eligibility

You must be at least 18 years of age and legally capable of entering binding contracts under Indian law to use our services. By using this website, you represent that you meet these requirements.

4. Property Owner Terms

Property owners who engage SANGAU's management services agree to a separate Management Agreement that governs the specific scope, fees, and responsibilities of each engagement. These Terms of Service apply in addition to that Agreement.

Owners agree to maintain their properties to a standard compatible with safe, habitable tenancy and to provide SANGAU with timely approvals for maintenance expenditure within approved limits.

5. Tenant Terms

Tenants who rent properties through SANGAU agree to the terms of their individual Rent Agreement. Tenants must provide accurate KYC documentation and consent to police e-verification as required by law.

SANGAU charges zero brokerage to tenants. Any third party claiming brokerage on SANGAU properties is not acting on our behalf.

6. Zero Brokerage Policy

SANGAU operates on a zero-brokerage model for both owners and tenants. Owners pay a management fee as specified in the Management Agreement. Tenants pay no brokerage, no viewing fee, and no application fee to SANGAU.

7. Intellectual Property

All content on this website, including text, images, logos, and code, is the property of SANGAU or its licensors. You may not copy, reproduce, distribute or create derivative works without our written permission.

8. Limitation of Liability

SANGAU's liability to any party arising out of or related to these Terms or our services shall not exceed the fees paid by that party to SANGAU in the 12 months preceding the claim. SANGAU is not liable for indirect, consequential, or punitive damages.

9. Privacy

Your use of this website and our services is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

10. Governing Law

These Terms shall be governed by the laws of India. All disputes shall be subject to the exclusive jurisdiction of courts in Bangalore, Karnataka.
